How to prepare a valid planning application
Amendments, variations and reserved matters applications
Amendments to conditions previously applied to planning permission (material and non-material)
You must submit:
- an application form
- the fee
- copies of the approved drawings
- an amended version of each approved drawing which clearly shows the proposed changes circled in red
- a cover letter to explain what the changes are, and why you want to make them
Variation or discharge of legal agreement and Variation or removal of conditions (S73)
To make a minor material amendment to an approved development, you must apply to vary or remove conditions.
You must submit:
- an application form
- the fee
- a cover letter that includes a copy of the relevant condition or legal agreement text
- you must list all proposed changes to the legal agreement or condition in the cover letter
- you should also provide details of any communication you have had with the council regarding the proposed changes prior to submission of the application
- drawings that show any proposed changes
If you're applying to vary or discharge a legal agreement, you must complete and submit the council's dedicated application form (download).
Approval of details reserved by condition
You must submit:
- an application form
- the fee
- a cover letter that includes a copy of the relevant condition text
- you should submit all details required by the condition and should list all submitted forms and drawings within the cover letter
