There's currently a great deal of activity on the Ledbury Estate, which may have concerned residents. We've set up this page to keep estate residents up to date with what we're doing to ensure the blocks aren’t at risk of fire spread, following reports of large cracks in some flats.
There have been reports of cracks over the years on the Ledbury Estate. We've always instructed our experts to take a view on them and carry out repairs as required. Fire risk assessments for the blocks have been carried out regularly, but we're updating these in light of the new information about gaps.
As soon as we were alerted to the potential issue, we asked the London Fire Brigade to carry out an inspection and put in place some immediate fire safety measures, in conjunction with the London Fire Brigade, such as new fire wardens available 24 hours a day, renewed inspections and immediate works if required.
Separately, a detailed structural survey by ARUP has been commissioned and is currently on site.
Residents can be reassured that we're confident they're safe to remain in their homes.
In this section and following chapters, you'll find all the information we have available about the issue at the Ledbury Estate, including all the letters sent to residents and the current fire risk assessments for the Ledbury Estate. Any further updates we receive, such as the report from Arup, will be published here as soon as they're available.
Ledbury Right to Return
The Cabinet Member for Housing, Cllr Cryan, has signed an Independent Decision to guarantee the Right to Return for tenants in the four Ledbury Towers. The full decision can be found here.
The council’s Cabinet members have approved the decision to arrange a Buy Back offer for leaseholders in the four Ledbury Towers who'd like to leave. You can read the full report here.
Fire Risk Assessments
A Fire Risk Assessment (FRA) is a document to demonstrate the process of evaluating the factors that determine the hazard from fire, the likelihood that there will be a fire and the consequences to the building if one were to occur. This assessment must be carried out by a Competent Person (someone who has sufficient training and experience or knowledge) and the Significant Findings recorded. As with all housing providers, Southwark Council are continuing to look at ways the FRA process can be improved due to ongoing changes in building regulations, new guidance and technical advances. As a result risk assessments for the same building will vary over time to take into account these changes and an FRA published today may look somewhat different to an earlier version. The latest document is always relevant and it remains ‘live’ until a new FRA is undertaken.
