The Aylesham Shopping Centre in Rye Lane, Peckham is owned by Berkeley.

Berkeley plans to redevelop the site, primarily to build new housing, but also for new retail and workspace and to improve the public realm.

Following feedback from the community on early iterations of the plan, Berkeley assembled a new design team last summer (2023). Since then, it has worked closely with the council to produce a fresh design brief and further develop its plans for the site.

Berkeley’s current proposal comprises roughly 850 new homes set within a number of buildings, up to 20 storeys in height, with retail and improved public realm (street space and green space) at ground level.

This aligns with the council’s vision for Peckham, including the Aylesham site, as set out in the Southwark Plan.

However, the full proposals are still being consulted and will be further developed and refined ahead of a planning application expected later this year.

The current proposal includes:

  • around 850 high-quality, new homes
  • 35% of which will be affordable housing (25% at social rents and 10% as intermediate housing, including shared ownership and Community Land Trust)
  • a new Morrisons store with free parking retained
  • a series of safe, inclusive, new public spaces, character areas and green links that will enhance the public realm and create welcoming and biodiverse spaces for the community to enjoy
  • a variety of retail units that enhance Rye Lane; create an attractive shopping destination and attract more visitors and investment
  • a masterplan that maximises the links across the site and improves the accessibility and safety of visitors and residents
  • a mix of building forms that respect the existing context and create a distinctive skyline
