The site is a former social care day centre which is now vacant. The Site borders Southwark Park Road, a relatively busy road, to the south with large mature trees lining the boundary between the road and site. Rights of light issues in relation to residential property to the north need to be accounted for within the massing envelope and window locations of the proposed development. Surrounding area is a mix of 2-3 storey residential properties of period terrace style directly to the south with 5-7 storey block style typologies to the north.

Initial Proposals (No. 1)

Initial consultation has been undertaken to establish the change of use. Once a development partner is appointed, further consultations will be undertaken with stakeholders to provide a sustainable development scheme. We're currently procuring for a development partner and once a development partner has been appointed, further consultation will be undertaken with local residents to develop the scheme. The proposed development will provide the following tenure mix in accordance with the Southwark Design Guide and Technical Specifications

There are no heritage assets:

  • within the site boundary
  • in the wider context of the site

The site is predominantly within an area of PTAL 4, providing a good level of access to public transport. Southwark Park Road is served by buses. Rail access at South Bermondsey, Surrey Quays and Bermondsey are within approximately 15 minutes walk.

Parking requirements on the site will depend on whether a D1 or B1 use is retained.

Final ITT has now been received and the evaluation is underway to select a development partner.

Contract award is expected by early 2019 with work expected to commence on site by November 2019 and an anticipated completion date of July 2021.
