The site is currently occupied by Cherry Garden School, which is to be relocated to the new Cherry Garden that has been built on another location in the borough. The new school will become operational by Christmas of 2018. The former Cherry Garden School Site which is to be developed for housing is bounded on the south and west by Macks Road and Southwark Park Road. On the east side of the site a dog leg service road leads under a two storey terrace of shops and flats on Southwark Park Road. On Alexis Street, the site is bounded to the east by 2-storey houses, a gable wall of the end house forming part of the site boundary.

 The site is located within the:

  • Air Quality Management Area
  • Flood Zone 3

Redevelopment of Cherry Garden School site is to provide a predominantly residential development providing 56 residential units, commercial units (Class C3) and 150 sqm of retail use (Class A1-A3) together with hard and soft landscaping, and other associated works incidental to the development.

We're currently procuring for a development partner and once a development partner has been appointed, we will consult with local residents to develop a scheme. The current Cherry Garden School Site has been identified to provide a mixed tenure development to provide the following in accordance with the Southwark Design Guide and Specification.

Considerations

Secretary of State Consent (Section 77 and Schedule 1) is required for change from education to residential use. Section 77 has been submitted to the Secretary of State.  The other side of Southwark Park Road is a conservation area.

Procurement timeline

Contract award is expected by early 2019 with work expected to commence on site by November 2019 and an anticipated completion date of November 2021.
