Retail (A class) development (2011 to 2019)
This section shows the changes in A1, A2, A3, A4 and A4 floorspace since the adoption of the Core Strategy in 2011.
Monitoring changes in A3 Use Class
Completions
Between 2011 to 2018 there was a net gain of around 8,100 sq m of A3 floorspace through completions.
In 2016 to 2017 a number of applications in the Central Activities Zone (CAZ) have contributed substantially to the net increase of A3 floorpsace:
- Castle Industrial Estate (08/AP/2403) 924 sq m net
- railway arches south of Southwark Street (14/AP/4721) 580 sq m net
- land adjacent to Lambeth College and Potters Fields (10/AP/1935) 304 sq m net
In 2018 to 2019:
- One Blackfriars (12/AP/1784) contributed 616 sq m net
- Tower Bridge Magistrates Court And Police Station (15/AP/3303) added 630 sq m net
- 128 to 150 Blackfriars Road (14/AP/1862) added 407 sq m net
100 sq m net of A3 floorspace was delivered by applications proposing over 1,000 sq m of A3 floorspace. 8,005 sq m net was delivered in applications proposing less than 1,000 sqm of A3 floorspace.
Approvals
Between 2011 and 2018 there was a net gain of 22,364 sq m of A3 floorspace through approvals. About 9% of applications expired after 10 years.
A significant proportion of the A3 floorspace in the pipeline was contributed by major schemes approved in the financial years 2012 to 2013, 2013 to 2014, 2016 to 2017 and 2018 to 2019. During these years we approved:
- Elephant Park (12/AP/1092) delivering 3,350 sq m net
- Canada Water Sites C and E (12/AP/4126) delivering 1,088 sq m net
- Artworks (13/AP/2927) delivering 982 sq m net
- the redevelopment of Bank End (15/AP/3066) delivering 2,795 sq m net
- Elephant and Castle Shopping Centre (16/AP/4458) delivering 1,336 sq m net
- redevelopment of 18 Blackfriars Road bounded by Stamford Street (16/AP/5239) delivering 1,604 sq m net
11,794 sq m net of A3 floorspace was approved in applications proposing over 1,000 sq m of A1 floorspace. 10,570 sq m net was approved in applications proposing less than 1,000 sq m of A3 floorspace.
