How to prepare a valid planning application
Listed building consent
You usually need listed building consent for any works to a listed building.
This includes:
- changes or repairs that include the removal of historic fabric, or changes to the building's character or layout
- internal changes such as the removal of historic doors or fireplaces
- the replacement of external doors or windows
If you're applying for a Lawful Development Certificate or making a planning application for works to a listed building, then you must also submit an application for listed building consent.
You must submit:
- a clear description listing all the works proposed to the property
- Heritage Statement (see Southwark Heritage SPD for required contents)
- site location plan
- existing plan, sections and elevations of the property – existing plans should be marked with areas of demolition
- proposed plans, sections and elevations
- Fire Safety Statement prepared by a competent practitioner, or a Reasonable Exemption Statement (where applicable)
If your application is to replace windows and doors, then you should submit a photographic condition study of the existing windows and doors.
If your application is for extensive restoration or alterations, then you should submit a detailed schedule of works and specifications.
