Aylesbury Estate transformation: Next housing phase gets go-ahead

Southwark Council has approved plans for hundreds more high-quality new homes to be built on Aylesbury Estate to replace old homes on the estate which cannot be refurbished.

The council’s Planning Committee approved Notting Hill Genesis’ plans to build 640 new homes, of which 173 will be social rented and 89 will be shared ownership homes. There will also be two new public spaces, Thurlow Square and Bagshot Park, to help fund the council homes. 

Some of the new social rent homes will include larger five-bedroom homes suitable for families which are in high demand on Aylesbury Estate and across the borough in general.

The new homes in the area of the estate known as ‘Phase 2b’ will be high-quality, safe, green, sustainably designed homes and replace the existing older, poor-quality homes that were designed and built in the 1960s and are not suitable to be refurbished or repaired.

Cllr Helen Dennis, Cabinet Member for New Homes and Sustainable Development, said: “I’m delighted to see these new high-quality, safe, and warm homes given the green light to go ahead on the Aylesbury Estate. It is vital that the estate renewal continues to progress, delivering affordable, decent housing and green spaces for Southwark residents, including existing Aylesbury residents and those on our housing waiting list. 

“This next phase of the renewal includes the delivery of 173 much-needed social rent homes, including four and five bedroom properties which will be transformative for local families. We will continue to work closely with Notting Hill Genesis going forward as these homes get built. 

“Aylesbury residents are already benefiting from new facilities on the estate including a new community centre, health centre and library, and the 581 new council homes on the First Development Site. I look forward to seeing Phase 2B being delivered, with all of the benefits it will bring for local people.”

The Aylesbury Estate renewal is taking place in phases over many years and has already provided 642 new council homes, 150 homes for social rent, and 45 shared ownership homes. There is also a brand new community centre, play spaces, a new library and health centre for local residents, transforming the area and providing a huge boost to the local community.
