Home condition surveys

We are having all our homes surveyed over the next 4 years. Find out what this involves.

A home condition survey (also known as a stock condition survey) is a visual inspection of the inside and outside of your home. It takes around 45 minutes. 

Every Southwark Council home will be surveyed at some stage between 2025 and 2029. The order is selected randomly.

To be accurate, the survey needs everyone selected to take part, even if there's nothing wrong with your home.

Why we are carrying out this survey programme

The surveys will help give us an accurate picture of the overall condition of our properties. The data we gather will be used to plan for repairs and future investment. 

The programme forms part of our work to become a good landlord, which includes a £250 million investment in council homes over 3 years.

Who is carrying out the surveys

Property Tectonics is the company we have chosen to do the home condition surveys on our behalf. They will send you a letter when it’s your turn to have a survey.

The surveyors will have an ID badge, which they must show you on arrival. Please do not let anyone into your home without checking their identification first. You can contact Property Tectonics if you have any doubts.

When you receive a letter from Property Tectonics about your home condition survey appointment, please contact them to confirm or re-arrange. To do this, you can:

What happens during the survey

The surveyor collects information on the condition of your home. The 2 key areas they focus on are: 

  • home condition – the age and condition of major elements in your home like the kitchen, bathroom, windows, heating system, doors, roofs and lofts (where applicable)
  • energy survey – information that allows us to calculate how energy efficient your home is 

During the inspection the surveyor will also note any health and safety concerns that need action, including damp and mould.

What you need to do

You will not need to make any arrangements or move any furniture, but you may want to keep any pets in 1 room. The surveyor might need to ask you 2 or 3 questions.  

The survey will still take place if you are in rent arrears. Our survey programme has no relation to any outstanding rent arrears or other tenancy action.

What happens after the survey

Property Tectonics send us information from the survey and pictures of key components like kitchens, bathrooms, outside areas and roofs. 

They do not give us a written report for each property, so we would not be able to provide you with this.

Property Tectonics will provide us with re-inspection dates for elements of your home, based on recommended lifecycles. We only replace components when it is too expensive to repair them

The survey does not collect information on any outstanding repairs to your home. If needed, you can report a repair online.
