Understanding your service charge notification
We’ll send you a notification with your invoices which shows the combined annual charges and any major works charges for each year.
Each year we'll send you an invoice for the estimated cost of annual charges, which includes for example:
- day to day repairs
- care and upkeep
- garden maintenance
You pay for these in quarterly instalments on 1 April, 1 July, 1 October and 1 January, or monthly in 12 instalments if you prefer.
You may also be affected by major works, in which case we’ll send you a separate invoice for this. You can pay for major works using one of our discretionary payment plans.
Because we need to comply with the terms of your lease, we combine the major works charges with the annual charges to show the total estimate for each year. This is called your service charge notification for the year.
Some major works costs may be spread over more than one financial year, in which case we’ll include it in the service charge notification for each of those years. When we sent you a consultation letter for the major works, we told you how the charges would be split by year.
We’ll send you a single invoice for estimated major works charges with the total amount payable for the work. This gives you the opportunity to pay using one of our discretionary payment plans. If you do, then the major works costs in the service charge notification won’t be relevant to you.
We’ll adjust the major works charges when we do the final account. If you paid using one of the discretionary payment plans the service charge notification won’t be relevant to you. We’ll tell you the final cost in one amount, without sending you a service charge notification breaking it down over the financial years.
