Aylesbury Estate

The Aylesbury EstateThe Aylesbury Estate which lies to the east of Walworth Road, and north of Burgess Park, in Southwark, is one of the most well known estates in Europe. The estate encompasses 28.5 hectares and is home to over 7,500 people.

Regeneration past

Since 1999 the Aylesbury New Deal for Communities (NDC) has been working in partnership with Southwark Council to deliver a £56 million social programme on the estate. Benefits for residents have included more jobs, greater economic prosperity, improved educational results for young people on the estate and lower crime levels.

Time for change

On September 27 2005 Southwark Council’s executive committee made the decision to demolish the estate in stages over the next 15 to 20 years.

Regeneration present

We have previously been working on the Area Action Plan (AAP) for the new area that incorporates residents' aspirations for their new community. An Area Action plan (AAP) is a planning document that establishes the structure for future development to ensure the creation of a sustainable community where people will choose to stay. The AAP has been extensively consulted on with residents and has now been submitted to the government. Read a copy of the publication draft AAP and supporting documents. Work on the first phase of development, phase 1a, begins in Spring 2009. 

Regeneration future, vision

The ambitious regeneration programme will take place over the next 15 to 20 years and will see the creation of a vibrant sustainable community with 4,200 new homes, improved open spaces, including parks and squares, better community facilities, safer streets and improved transport links.

Key facts

  • The current 2,700 homes on the Aylesbury will be replaced with approximately 4,200 new homes
  • 2,100 of these will be affordable, approximately 1,600 homes will be social for rent and 500 will be intermediate eg shared ownership
  • The rehousing programme will take 15 years and will start in January 2010
  • In the first 10 years we will demolish 1,700 homes including five of the high rise blocks
  • Over the following five years we will demolish and replace the remaining 1,000 homes
