Area action plans
Area Action Plans (AAPs) set out area-specific visions, planning policies and masterplans for our key regeneration areas. These are part of the council’s wider development plan and are used to make planning decisions on development proposals in the area.
Draft Old Kent Road Area Action Plan
The Mayor of London has designated the Old Kent Road as an Opportunity Area in the London Plan. The plan will provide the planning and regeneration strategy for new development in the Old Kent Road including new homes, jobs, open space and infrastructure including the extension of the Bakerloo Line.
We have prepared a further draft of the plan since our consultation last summer. The final plan will help provide the planning framework for new development in the area including new homes, jobs, open space and infrastructure.
Canada Water Area Action Plan (2015)
The Canada Water Area Action Plan (pdf, 3.5mb) (CWAAP) provides a planning framework and planning policies for a new town centre master plan. The plan also has policies on employment sites, shops, housing, schools and community places and links to the surrounding communities. The AAP was adopted in 2012 and updated in 2015, following the Daily Mail’s decision to vacate their printworks site in the area.
British Land are currently in the process of preparing a new masterplan for the area.

Peckham and Nunhead Area Action Plan (2014)
The Peckham and Nunhead Area Action Plan (pdf, 9mb) (PNAPP) provides planning policies to help shape how Peckham and Nunhead will change into the future, including key regeneration sites in the town and local centres of Peckham and Nunhead.

Aylesbury Area Action Plan (2010)
The Aylesbury Area Action Plan (pdf, 10.5mb) (AAAP) sets out how the Aylesbury Estate will be regenerated by redevelopment. It includes policies and plans on housing, streets, schools, community places and links to Burgess Park, the Old Kent Road, Walworth Road and the Elephant and Castle.
