Bermondsey Spa

 

The latest phases of the regeneration of Bermondsey Spa started in March 2010, and will see three existing 1950s blocks demolished and the sites overlooking Jamaica Road re-developed with new affordable housing and commercial premises.

Phases 3 and 4 will consist of 314 residential homes - 87 for private sale, 58 Homebuy Direct, 127 general needs rent and 42 intermediate rent properties. The homes will vary in size across the tenures from one bed to four bed homes. There are six fully wheelchair adapted units for rent and 16 wheelchair accessible homes across the rest of the scheme.

A new public square will also be created on the corner of Abbey Street and Jamaica Road which will form a landmark gateway into the newly regenerated Bermondsey Spa; and a new food store with café and commercial space will be built. Landscaping has been designed to create a high quality urban environment with its own character and identity. The redevelopment will be completed by January 2013.

Redevelopment of Site G began in December 2009 and will provide a further 24 new homes for affordable rent together with commercial space.  Demolition of existing buildings is well underway and new homes will be ready for occupation in June 2011.

Fifteen key sites have been identified for development at Bermondsey Spa, across the 50-acre area.

Progress at these sites moves at different speeds, with some already completed, some in the process of being developed and others yet to come on stream.

Completed sites

  • Site A - the Artesian Building and Spa Gardens. Work at this site was completed in February 2007 Developed by The Hyde Group, the building offers 73 new homes for council tenants, key workers and private homeowners. The development also includes a medical facility which iopened in early 2008 and a pharmacy
  • Bermondsey Spa Gardens- The re-landscaped Spa Gardens provide new youth and play facilities

  • D - former chocolate factory, corner of Spa Road/ Rouel Road
  • E and H - Old Jamaica Road
  • F S and U - Jamaica Road
  • G - shops and flats along Spa Road
  • J - St James's Road
  • P - Salmon youth centre
  • Q - railway arches, Old Jamaica Road
  • T - corner of Grange Road and Spa Road

Future sites

  • C - council offices and One Stop Shop at Tooley Street and Larnaca Works, Spa Road
  • L - former Royal Mail sorting office, 159 Spa Road
  • N - Dockley Road Industrial Estate
  • O - former Salvation Army site

Regeneration improvements have already seen the completion of the Artesian building, Spa park  and the clean up of railway tunnels on Spa Road and Abbey Street with new lighting. Street lighting has been enhanced along Spa Road and Neckinger, and there have been improvements to the pavements and traffic management problems throughout the area.
