Elephant and Castle SPD/OAPF
The Elephant and Castle Opportunity Area Supplementary Planning Document (SPD) was adopted by Cabinet on 20 March 2012.
The SPD sets out our vision for the Elephant and Castle opportunity area. It provides a framework which will guide development over the next 15 years, ensuring that regeneration is coordinated and sustainable. The SPD is part of our framework of planning documents. It is a material planning consideration in deciding planning applications in the opportunity area.
The SPD is also an opportunity area planning framework (OAPF) which will be used by the Mayor of London to guide his decisions on planning matters in the area. The SPD replaces the Elephant and Castle Enterprise Quarter SPD (2008) and the Walworth Road SPD (2008).
The SPD/OAPF provides guidance on:
The mix of shops, businesses and other activities such as arts, leisure and cultural provision;
The amount of new homes that may be built and their location;
The design and built form of new buildings, including the height, bulk and massing;
The character of areas and heritage assets;
Public realm improvements and the creation and enhancement of open spaces and improvements to the connections between them;
Tree cover and opportunities for new tree planting to reinforce character, help adapt to climate change and provide habitat for wildlife;
The public transport, walking and cycling network improvements which will be required to accommodate growth and development;
Environmental standards which new development will need to meet;
The infrastructure and funding needed to ensure that growth in the area can be accommodated sustainably such as improving social and community infrastructure, upgrading of public transport and public spaces
