Sheltered housing schemes provide older and disabled people, who want to continue living independently, with comfortable accommodation, additional security and the companionship of other residents.

What is sheltered housing?

Sheltered housing schemes in Southwark are managed by the council and local housing associations across the borough.

Sheltered housing properties are purpose-built or specially adapted, which make it possible for residents who need a certain level of support to continuing living independently in their own home.

The flats are unfurnished, self-contained with one bedroom, a living room, small kitchen and bathroom. There are communal facilities that include lounges, garden and laundry room.

For additional security, there is a 24-hour alarm service that can be used to alert the sheltered housing support co-ordinator or other response team.

What support is available in sheltered housing?

Sheltered housing can help residents to stay independent and maintain a good quality of life, with support and activities available when required.

Most sheltered housing schemes offer: 

  • A floating support service: provided by a sheltered team
  • The opportunity to meet new friends
  • A friendly and secure environment
  • An introductory tenancy that will lead to a secured tenancy after a year
  • Choice to furnish and decorate your own flat.

Sheltered housing officers cannot provide personal care services for residents or carry out daily tasks like shopping, cooking meals or cleaning. For these services, you will need to ask for an assessment from adult social care.

Who can apply for sheltered housing?

You may apply if you are over 60 years old, or if you are over 55 with a disability, and have support needs that cannot be met in your current property.

How much does it cost?

The overall cost of sheltered housing will include:

  • The cost of renting your home
  • There is no gas within the schemes and all flats have will be charged for electrical supplies
  • A housing service charge for maintenance of the communal areas
  • A charge for your support service.

Can I get help with the cost?

Depending on your situation you may qualify for Housing Benefit. You may also be entitled to exemption from Council Tax:
