Major works for council tenants

Over the next five years one of the biggest investment programmes in the country will be rolled out in Southwark, which will see tenants and leaseholders alike reap the benefits of a £326 million major works programme. 

Warm, dry and safe 

The warm, dry and safe (WDS) programme was initially put together using detailed information that we hold about the condition of our properties throughout the borough: this information allows us to prioritise the major works that we need to complete over the coming years.  The draft WDS programme was then published, and an extensive consultation exercise was undertaken with residents to make sure that we have the correct information regarding the condition of our properties.  Based on the feedback we received from residents further inspections were carried out on site, and changes were made to the planned programme before it was approved by Cabinet in October 2011.

We anticipate that around 32,000 estate and street properties will benefit from major works over the next five years; and will be made warm, dry and safe as a result of the WDS programme.

Is my home in line for major works?

If your property has been selected to be part of the 2012 major works programme, you will shortly receive a letter from us outlining what works will be carried out, and when; and who our partners working on this project are.You can also speak to your resident officer for more information. 

What repairs can I expect to receive? 

Here are some examples of what the works to your home may be. 

  • Roofs 
  • Windows 
  • Internal rewiring (tenants only) 
  • Bathroom components - we will ensure at least two out of three of the components (bath, toilet, wash hand basin) in your bathroom are in good condition (tenants only). 
  • Any structural works to walls, balconies etc required to your home 
  • Any works required to mains electrical supplies to your block or house. 

Separate programmes and budgets are in place for individual heating systems, communal heating and lifts to cover essential works.
