Joint tenancies
A joint tenancy is one that you share with someone else. If you want to change a sole tenancy to a joint tenancy with someone else, we will normally only agree to this if
- The person to be added to the tenancy agreement would qualify to succeed to the tenancy when you die and they have been living with you in your home for at least 12 months and
- You have not missed rent payments or broken the tenancy agreement in any other way
A joint tenant can only end the tenancy by giving us four weeks' notice in writing (to end on a Monday) and giving a copy of the notice to the joint tenant or tenants. If the other joint tenant or tenants agrees, we will then give them a new tenancy. We will not, however, give a new tenancy to the other joint tenant or tenants if they
- Have missed rent payments
- Have seriously broken the nuisance and harassment
conditions of the tenancy agreement and - Have committed domestic violence against anyone
who is allowed to live in the home by law
Joint tenants are each individually responsible for the whole tenancy. This means that, if there are missed rent payments, any or all of the joint tenants can be held responsible for the full amount that is due. The same condition applies if any other tenancy conditions are broken.
