Section 20 notices
A Section 20 notice is a consultation notice that we have to serve on leaseholders for work where we’ll charge you more than £250. They’re also served for long term agreements where we may charge you more than £100 per year.
Notices are served under Section 20 of the Landlord and Tenant Act 1985.
You can contact us if you want to discuss the Section 20 notice you've received. All of the details of the officer dealing with the consultation on this contract are on your notice.
Along with, or soon after the Section 20 notice, we’ll send you an updated service charge notification showing the total estimated cost of all service charges for the year, including the major works.
We do this in case you're making regular payments for your annual charges. When you get the updated notification you can increase your payments if you wish, but you don’t have to. You can carry on paying the original amount and wait until you receive a separate invoice for the major works. This invoice will usually offer a range of payment options.
