1. What happens if I don’t get building control consent?
We make every effort to help you comply with the regulations. If you do not comply with the regulations, legal action will be taken.
Penalties include the issuing of an enforcement notice which states the required works that must be done and by what date they must be completed. If a person breaches any terms of the Building Regulations they could be fined and given a continuing fine for each day of non compliance.
2. How long will it take to process a building control application?
Once you have lodged your application with us different processes are followed depending on the type of application. Please read the information on the back of your application form for guidance on how long it takes to process your application.
You may need to book a site inspection as part of the application process. When the application has been approved, we give you a formal certificate of completion to show the work complies with the Building Regulations.
3. What is a dangerous structure and how to report it?
If you think a building or structure compromises the safety of yourself or anyone else it may be a dangerous structure and you should report it. Some causes of buildings or structures becoming dangerous are fire, high winds, flooding, vandalism and deterioration.

4. How and when to book a site inspection?
Contact the building control customer service team on 0845 600 1285 to book a site inspection. The inspection can normally be carried out the next working day.
You are legally required to have a site inspection completed by a building control officer in the following instances
- Commencement of the project
- Foundation work
- Drains
- Resistance against moisture
- Completion of the project
- Occupation of the building
5. Tips for choosing a reputable builder
- Never employ anyone offering a cheap deal for cash
- For large jobs think about employing a professional to manage the project
- Get personal recommendations
- Get a quotation from at least three builders
- Be clear when asking for a quote to avoid misunderstandings later on
- Don’t be hurried in making a decision
- Don’t automatically go for the cheapest quote
- Consider using the Joint Contacts Tribunal, an independent body who can produce a contract between you and your builder.
6. Questions to ask the builder
- Where have they worked before?
- Can they provide references?
- Can they show examples of your work?
- What is their expertise on the particular project you are planning to carry out?
- How do they want to be paid (when they finish the work or in stages)?
- Will they give you a final completion date?
- Will they accept a penalty clause if they do not finish the work on time?
- Will they deal with the building control application and charges?
- Will they agree to independent arbitration if there are any disagreements?
