Brief history of the regeneration of the Elephant and Castle

Past

March 2002

Previous regeneration plans collapse after Southwark Council and its preferred development partner, Southwark Land Regeneration, fail to reach an agreement.

May 2002

Southwark Council's executive committee renews its commitment to the regeneration of Elephant and Castle.

January 2003

Southwark Council publishes the Emerging Framework Principles for the future regeneration of Elephant and Castle.

June 2003

Draft development framework published for public consultation.

February 2004

Development framework adopted as supplementary planning guidance by Southwark Council's executive committee after winning the support of 80 per cent of the local community.

June 2004

MAKE Architects appointed to perfect the framework, ready for release to the commercial sector.

January 2005

Start of official European procurement process for the main commercial development partner.

August 2005

Two housing association consortia selected to build replacement housing for Heygate residents.

Autumn 2006

First Heygate residents move into Wansey Street.

November 2006

Elephant and Castle Ecopod installed.

January 2007

Major exhibition showcasing the work of Southwark Council so far, in advance of the council selecting a preferred commercial development partner. Research showed 94% of local people were in favour of the regeneration plans.

What's happening now and in the future?


July 2007

  • Selection of commercial development partner - Lend Lease (Europe)
  • St Mary's Churchyard major landscaping improvements get underway


September 2007

Heygate action plan implemented and rehousing process begins

Spring 2008

  • Plans approved for the removal of Southern roundabout, working with Transport for London
  • St Mary's Churchyard refurbishment completed


Winter 2007/Spring 2008

Applications for planning permissions submitted for 16 Heygate replacement housing sites

2008-2009

Heygate Estate tenants relocated to new housing in and around the Elephant and Castle

2009/2010

Phased demolition of the estate

2008-2010

Development gets underway of the southern part of the regeneration area, including the Walworth Road extension, energy centres and Heygate Boulevard

2010 onwards

Demolition of the Elephant and Castle shopping centre, new Civic Square built, shopping centre and Heygate Estate site redeveloped

2014/16

Final stages of regeneration of Elephant and Castle complete.
