Canada Water
The transformation of the Rotherhithe peninsula began in the 1980s and 1990s, with the creation of the Surrey Quays shopping centre, Harmsworth Quays print works and the construction of over 5,500 new homes.
The second phase of regeneration, which focuses on Canada Water - the natural centre of the Rotherhithe area, is now underway with major development projects currently taking place around the Needleman Street and Surrey Quays Road areas.
The substantial amounts of surface car parking, out-of-town style shopping and entertainment facilities, and the vacant sites around Canada Water tube station provide an excellent opportunity to create a new and vibrant town centre.
Plans for the new town centre include a new library and civic plaza, private and affordable housing in a mixture of tenures, flexible studio workshops for start-up and small businesses, new restaurants, cafés and local shopping.
The Canada Water area will also benefit from an improved, more efficient transport infrastructure, and the wider area will be made more accessible by foot, bicycle and public transport.
Planning for success
A lot of discussion with local people has taken place over recent years to explore ways in which the vision for the wider Canada Water region can be realised in a way that best serves their needs and expectations.
The dialogue continues and, whatever is finally decided, Canada Water is set to undergo a major transformation over the next 15 years.
Southwark Council is in the process of producing a Canada Water Area Action Plan (AAP); a 'blueprint' that will help ensure this complex, programme of major change is delivered.
There are several key stages to its development:
- Stage 1 - Issues and options
- Stage 2 - Preferred options (current stage)
- Stage 3 - The draft AAP
- Stage 4 - Examination-in-public of the draft AAP by the Secretary of State
- Stage 5 - Adoption of the AAP
The first of these is the issues and options stage. This is where the main considerations (issues) and choices (options) are identified and publicly discussed. To download or view the issues and options report, please click on the appropriate link in the 'Useful Documents' section below.
The issues and options stage concluded last February following extensive public consultation, and led to the identification of the preferred options.
The Preferred Options report has now been published and will be subject to full public consultation until 13 October 2009. The results will be used to produce a draft AAP.
The draft AAP will then be submitted to the Secretary of State for examination-in-public, leading to the production of the finished AAP which, we envisage, will be ready for implementation by the autumn of 2010.
Once adopted, the AAP will become part of the Local Development Framework for Southwark and will replace the Southwark Plan (UDP) policies which currently set out the planning guidance for the Canada Water area. The policies in the AAP will then be used to make decisions on planning applications in Canada Water.
