Who is Responsible for the Repair?Repairs we are responsible for
In general, we are only responsible for maintaining the structure and outside of your home and installations for water, electricity, gas and drainage inside your home.
The structure and outside of your home includes
- The roof
- Foundations
- Outside walls and doors
- Drains, gutters and outside pipes
- Windows
- Entrance doors
- Chimney stacks and chimneys (although you are responsible for keeping chimneys swept)
- Brickwork
- Major plastering repairs and
- Floors and ceilings
Installations for water, electricity and gas include electric wiring, sockets and light fittings, internal plumbing and water pipes but not your connections for washing machines or dishwashers. It includes toilets, baths and sinks and any equipment for providing heating and hot water that we installed.
We are also responsible for some repairs outside your home, including shared areas in blocks or on estates, lifts, entryphones and rubbish chutes.
There is an exception to this general responsibility: We are not liable for any repair that has been caused by you not looking after the property properly, even if it is a repair that we would normally carry out. If we have to carry out any of these repairs, we will charge you the full cost.
Repairs you are responsible for
You are responsible for the general upkeep of your home. When your tenancy ends, you must leave the property clean and tidy and ready for the next tenant to move in. If you do this and give us four weeks' notice, we will pay you £50.
You are responsible for most minor repairs to your home, including repairs to
- Electric plugs
- Fuses and light bulbs
- Inside doors
- Kitchen cupboards
- Inside door and cupboard handles
- Catches and locks
- Toilet seats
- Broken glass inside your home
- Floor tiles and
- Small cracks in plaster
You are also responsible for your garden, including any trees and window boxes, and must keep all garden space, balconies and yards tidy and free from rubbish.
